Do I need Council Approval to build a Shed in NSW?
In NSW, if you require council approval depends on a few factors such as the size, shed location and what you will be using the structure for. Many smaller, standard sheds can be built without council approval while larger or more complex structures may require council approval. Generally speaking, if your build meets the below conditions, it could meet exemptions and won’t need approval, remembering that every council across Australia builds and approves to a different set of rules. We can assist with the council process and advise accordingly.
You generally don’t need council approval if:
- The build floor area is 20 square meters or less
- It is no higher than 3 metres above grand level
- It is set back at least 900mm from the property boundaries
- It is not located in front of the house
- The build is for domestic purposes
- It doesn’t have any living areas or bathrooms
- The property exists under a residential zone
- There are no heritage or environmental restrictions on the site
How do I start building a Shed?
Building a Shed can be a long process, however an exciting one. Here are our best tips to make the journey as smooth as possible.
- Planning and Design – Determine what you will use the structure for.
- Check Council Planning – Check if you require Council Approval before going too far down the track and allocate the necessary time for this process.
- Pick a Location – Select where you wish to build the structure and ensure that it sits at least 900mm from the boundary and avoids underground power, sewer lines etc.
- Choose your Design – Choose your supplier and decide on the size, colour, pitch size, roof line and any windows, doors or insulation.
- Prepare for Council Approval – Submit your DA through your local Shed Supplier and detail your plans.
- Prepare the Site – Ensure that your site is clear of vegetation or obstacles, pour your slab if required.
- Build your Structure – Hire your local Shed Supplier to install your Shed hassle free.
- Finish and Maintenance- Ensure that everything is watertight and carry out regular maintenance and spot cleaning to ensure the longevity of your new build.
